This was a project we could really get our teeth into. It had at onetime been a Bank with 3,800sq.ft. of floor space, but we were able to convert it, under ‘Permitted Development’, into 7 very special apartments, by adapting the considerable ceiling height on the ground floor, inserting a mezzanine floor with double height aspects and also converting the existing pitched roof into a mansard. The works were extensive but the end result was impressive. An added bonus was that we also achieve planning for a further 7 new build apartments on the land at the rear as this, conveniently, had frontage onto another road. After some deliberation though, we decided to sell this on with the planning gain.
Originally a gate lodge to a large manor house now demolished, this property was suffering badly from subsidence resulting from the nearby cedar tree roots and, although locally listed, was semi-derelict when we acquired it. Planning consent was obtained to knock down the ugly 1960's 'add-ons' at the rear and rebuild that part in the prevalent 'Arts & Crafts' style, creating a contemporary open plan and spacious 3 bedroom cottage in a landscaped garden.
We purchased this building from Wandsworth Council who had acquired it under a Compulsory Purchase Order as the previous owner had allowed it to become derelict over a period of 20 years; consequently, it was in a very sad state. By converting the loft into a habitable space we created a total of 4 units; - a shop on the ground floor; 2 split level apartments above; and 1 mews house spread over 3 floors to the rear.
Originally a Victorian rectory it had been bought by a charity in the early 70's who then converted it into 5 flats. Through a process of consultation we obtained planning consent to create a total of 11 contemporary units; - 6 apartments by extending the existing building; 4 new apartments in an open space to the side of the existing property and single storey eco-house to the rear of the site.
Once we had established a 'Certificate of Use' we transformed this tired Victorian building, previously owned by a charity, into 2 beautiful split level apartments, one of which offered an impressive double height atrium space.
This Victorian semi-detached property was purchased with severe fire damage prior to auction. By manipulating levels and adding a side extension 4 apartments were formed while gaining planning consent to create a new detached building to the side; thereby adding a further 2 apartments and creating 6 residential units in total.
We bought this ramshackle light industrial building as a repossession, previously used as a builder's yard and store. With planning consent granted to transform the existing shell into a desirable 2 bedroom 'coach house' style residence, we decided not to build it out but to capitalize on the planning gain and so sold it on to an owner/occupier to build for themselves.
This World War 2 bombsite situated in a quiet part of Stockwell, had been used for many years as a second hand tyre garage. We demolished what remained of the original property to create a new building in a neo-Georgian style comprising 3 large apartments; 2 being split level with mezzanine floors and roof terraces offering views over Larkhall Park.
This project involved a major refurbishment programme on this very interesting and unique period property which we acquired from the Peabody Estate in a run-down condition. We extended the property at ground level to maximize the limited floor area and opened up the rooms internally to let in an abundance of light and to enhance the overall perception of space within the house while retaining the unique character of this period building.
With some of our projects we involve private investors seeking an attractive return on their capital within a defined time frame. The rate of return we offer far eclipses those offered by banks, pension schemes and other investment houses.
Depending on the scale of the development opportunity, an investor can often expect to see a return on their original capital within a year where smaller projects are concerned.
Opportunities that are greater in scale, i.e. a development producing multiple units, are more likely to be over a longer period of time, but will inevitably offer larger returns.
For more information on how we work with private investors, please contact either Damien Birtwistle or Christopher Kelly
We are open to 'Joint Venture'' opportunities with property owners who have buildings or land with the potential to be developed.
With the considerable expertise we have in planning and all aspects of development as well as being able to fund the project's development in order to deliver the best possible return on your site for all parties concerned.
If you have property or land that could be considered for development and would like to discuss it with us further, please contact Damien Birtwistle on: 020 8675 7667.
